Responsibilities

As a Building Engineer at Hines, your responsibilities will include ensuring the basic operation and maintenance of all building equipment and systems. This involves routinely reviewing operating conditions and established programs with your supervisor to understand and resolve any abnormal operating issues. You will ensure adherence to Hines' quality standards and property operating objectives while maintaining focus on the delivery of exceptional client experience. Responsibilities include, but are not limited to:

 

  • Ensure all building maintenance and operations align with Hines’ service level standards, ensuring a best-in-class, client-centric experience across the property.

  • Support engineering staff in the delivery of Hines’ Hospitality Standards.

  • Maintain a collaborative and professional work environment with all staff while actively contributing to achieving the team's strategic goals.

  • Provide a timely and hospitable response to all inquiries and property work orders.

  • Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.

  • Maintain operation logs and files, as appropriate, covering central plant operations, chemical consumption records, and other equipment or operation inspection logs specific to the property.

  • Adjust and modify HVAC and related equipment as necessary to uphold established operating criteria within the parameters defined by the Supervisor.

  • Utilize expertise in HVAC distribution and controls to implement adjustments and/or corrective actions necessary to resolve work orders.

  • Conduct general repairs, maintenance, and replacements of building components including, but not limited to, building fixtures and appliances, plumbing, and electrical systems.

  • Demonstrate full competency in all current Hines and property emergency procedures.

  • Utilize fire alarm and life safety systems at assigned property; make adjustments as needed.

  • Adhere to all Hines and property policies and procedures and perform all duties in a safe manner.

  • Help ensure property compliance with all City, State and Federal safety and environmental laws, codes, standards, and regulations.

  • Participate in the water treatment chemical programs established in the property.

  • Engage in required training activities and seminars.

Qualifications

Minimum Requirements include:

 

  • High school diploma or equivalent from an accredited institution.

  • Two or more commercial HVAC or related experience.

  • Experience in lab space preferred. 

  • High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.

  • Possess strong supervisory and analytical abilities with a solution-oriented mindset.

  • Maintain composure and professionalism at all times.

  • Excellent interpersonal, verbal, and written communication skills.

  • Successful completion of the Hines “Introduction to Engineering” training program.

  • Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines.

  • Understand and use all types of testing equipment including, but not limited to: analog / digital multi-meters, as well as pressure, temperature, air flow, and leak detection devices

  • Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.).

  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.

  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

  • Knowledge and prior experience maintaining an open and closed loop water treatment program for building HVAC systems.

  • Compute basic mathematical equations for equipment performance testing and building operations.

  • Comprehensive understanding of DDC controls, prior experience using BMS systems (Alerton preferred)

  • Possess sufficient computer skills to effectively administer required engineering programs.

  • Understand and utilize personal protective equipment (PPE) appropriately.

  • When applicable*, obtain required city and/or government licenses or permits (i.e., Seattle Boiler Operator Grade 4 or higher, 07 Electrical Trainee Card, EPA CFC Universal Certification Technician certificate, Seattle Refrigeration Operators License etc.).

    • *If, upon hire or promotion to this position, an individual does not have the required permits or licenses, the individual will obtain those permits or licenses within six months of the hire/promotion, or six months from the date eligible for the license or permit.

  • Work approximately 80% of the time indoors and 20% of the time outdoors.

  • Must be able to stand for an extended period, at a minimum of 8 hours.

  • Use olfactory, auditory, and visual senses.

  • Ability to move, lift, carry, push, pull, and place objects more than 25lbs. without assistance.

  • Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+.

  • Work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions.

  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.

  • Work overtime as business needs deem appropriate.

  • Compensation: $84,864 - $109,155
