We are a highly experienced property management team providing comprehensive turn-key property solutions to owner-occupiers, private individuals, banks, fund, corporate recovery advisors and small to medium-sized property businesses.

Responsibilities

A ‘One Team’ approach is crucial, the Senior Building Manager will be responsible for co-ordinating all parties including site staff, occupiers and service contractors. The Senior Building Manager is to take ownership of any callouts and ensure these are dealt with promptly with regular updates being provided to all affected occupiers, until the issue is resolved.

 

The Senior Building Manager will be responsible for all aspects of the day-to-day management and of first-class service delivery of cleaning, security, reception, postal services, service desk, IT services, telephone and administration. This individual will also support the Facilities/Regional Facilities Manager and Property & Asset Manager whenever necessary.

 

The Senior Building Manager will help form and deliver ESG strategies, to meet and exceed the client’s needs, embracing technology and innovation in driving efficiencies. High performance and quality are key areas of focus, as well as embracing the fast-evolving workplace with a need to enliven and enhance the occupier experience.

Responsibilities include, but are not limited to:

 

  • Deliver on the day-to-day management of the property, build on the existing relationships and develop strategies to help exceed the occupiers’ expectations in terms of service delivery.
  • To regularly liaise with occupiers and be the principal point of contact for advice and guidance
  • Protect the interests of the client and Helix as their representative and conduct any facilities/building related business in a professional and business-like manner.
  • Maintain and manage the client’s property in a cost-efficient manner.
  • Total familiarisation with all layouts and systems for the building.
  • Supervise staff based on site. Ensure that staffing levels are adequate, and provision is made for emergency and out of hours cover.
  • Ensure compliance with all H&S regulations and legal requirements at the building.
  • Administration to adhere to Helix Safety, Health & Environmental (SHE) policies and any operational procedures.

Qualifications

Minimum Requirements include:

 

  • IOSH & NEBOSH
  • Proven direct management of a high quality multi-let office building or estate
  • Experience of liaising with clients, occupiers and consultants
  • Experience of mobilising new developments or significant fit out
  • Knowledge of current Health & Safety legislation
  • Good knowledge of building maintenance (including M&E) and service charge budgets
  • Willing to work outside of regular working hours if required for emergencies
  • Similar experience within a competitor company
  • Good understanding of commercial leases / service charges
  • Membership of a professional body (i.e. BIFM / IFMA)
  • Strong communication skills, both verbal and written
  • Good numerical skills including computer literacy (Excel, Word, MS Outlook)
  • Ability to work alone or as part of a team
  • High level of organisational and administrative skills
  • Proven track record in managing staff/contractors
  • Able to use initiative and take responsibility
  • Ability to work under pressure
