Regents Quarter is a 3.5-acre estate located next to London’s King’s Cross and St Pancras train and underground stations. The development is divided into two blocks, Block B and Block C, and spans 264,207 sq. ft. of mixed-use space. It includes 12 office buildings, 20 retail and leisure units, and 101 residential flats. The estate is surrounded by a vibrant mix of global brands, hotels, and restaurants.


At present there are a number of buildings at Regents Quarter under development. Whilst it is not Helix’s responsibility to manage these buildings throughout the construction period, upon practical completion the Estate Manager will be responsible for their mobilisation.

Responsibilities

A ‘One Team’ approach is crucial to the successful management of The Estate. The Estate Manager will be responsible for co-ordinating all parties including site staff, occupiers and service contractors as well as working collaboratively with the Head Office team to ensure the management is aligned.


They will help form and deliver ESG strategies, to meet and exceed the client’s needs, embracing technology and innovation in driving efficiencies. High performance and quality are key areas of focus, as well as embracing the fast-evolving workplace with a need to enliven and enhance the occupier experience.


The Estate Manager is to take ownership of any callouts and ensure these are dealt with promptly with regular updates being provided to all affected occupiers, until the issue is resolved. The role will be based on site, and you will be responsible for all aspects of the day-to-day management, providing first class service delivery of all hard and soft maintenance contracts.

 

  • Deliver on the day-to-day management of the portfolio, build on the existing relationships and develop strategies to help exceed the occupiers expectations in terms of service delivery
  • To regularly liaise with occupiers and be the principal point of contact for advice and guidance
  • Protect the interests of the client and Helix as their representative and conduct any facilities/building related business in a professional and business-like manner.
  • Total familiarisation with all layouts and systems for the building.
  • Supervise staff based on site. Ensure that staffing levels are adequate, and provision is made for emergency and out of hours cover.
  • Ensure compliance with all H&S regulations and legal requirements at the building.
  • Administration to adhere to Helix Safety, Health & Environmental (SHE) policies and any operational procedures.
  • You will benefit from the close support of our Facilities Management team, who oversee procurement, service partners, H&S and compliance.

Qualifications

Minimum Requirements include:

 

  • Direct management of a high quality multilet office building or estate
  • Experience of liaising with clients, occupiers and consultants
  • Experience of mobilising new developments or significant fit out
  • Knowledge of current Health & Safety legislation
  • Good knowledge of building maintenance (including M&E) and service charge budgets
  • IOSH or NEBOSH
  • Similar experience within a competitor company
  • Strong communication skills, both verbal and written
  • Good numerical skills including computer literacy (Excel, Word, MS Outlook)
  • Ability to work alone or as part of a team
  • High level of organisational and administrative skills
  • Proven track record in managing staff/contractors
  • Able to use initiative and take responsibility
  • Ability to work under pressure
