Responsibilities

The Valuations Team Member will make key contributions to valuations, portfolio analytics support, certain performance reporting for Hines assets, and coordinating the activities of the Valuations group (including teammates located across the globe). This role is crucial within the global Valuations team, delivering valuation and portfolio analytics summaries to stakeholders, including asset management, fund management, and Hines’ leadership teams. The Valuations Team Member will also interact with third-party valuation advisors and use a valuation management system tool to manage and deliver final reports.

 

The Valuations department is new within Hines, offering the Valuations Team Member an opportunity to contribute to setting global valuations standards and processes for the firm.

 

Manage Asset Models

  • Support the preparation of monthly, quarterly, and/or annual property valuation models.
  • Review data sources and assess key assumptions (e.g., cap and discount rates).
  • Maintain control processes to monitor and track changes in assumptions of models.
  • Prepare period over period variance reporting for valuations.

Support Valuation, Analytics, and Performance Reporting Processes

  • Support stakeholders in the valuation process to ensure models incorporate feedback.
  • Provide property-level performance reporting.
  • Prepare portfolio-level analytics.
  • Contribute to presentations on valuation trends and statistics.
  • Support financial auditors’ reviews of valuations.
  • Perform other duties as requested by Global Head of Modeling and Valuations.

Facilitate Data Movement

  • Support Hines’ technology team to automate data movements between systems.
  • Collaborate on the design and implementation of processes to streamline workflows.
  • Build processes that improve data sharing with third parties (e.g., appraisers, benchmarks).

Qualifications

Minimum Requirements include:

 

  • Bachelor’s degree in accounting, finance, or a business-related field.
  • Three or years’ experience in real estate valuation or underwriting.
  • Proficiency in key software tools, including Excel, Argus Enterprise, and PowerPoint
  • Proficiency in SQL and Power BI are a plus.
  • Willing to work across the time zones of a global team.
  • Willing to work extended hours on short notice to meet deadlines and project demands.
  • Excellent problem solving, communication, and people skills.
  • Self-starter with a strong work ethic and desire to thrive in a demanding work environment.
  • Ability to manage shifting priorities and deadlines.
  • Attention to detail and an ability to work both independently and in a team environment.
  • Experience with real estate accounting and/or management systems is preferred.
