Responsibilities

As a Facilities Technician with Hines, you will assist in the support, safety and maintenance programs of client facilities for the assigned project location under limited supervision of the Facilities Services Manager. Responsibilities include, but are not limited to:

 

  • Establish and maintain good client relations and client satisfaction by aiding and assisting clients and contractors as needed while utilizing independent judgment at times.

  • Act as a team member and maintain close working relationships with onsite client support teams, onsite client management, and all other Hines personnel associated with the account.

  • Provide support to client IT team and other support teams as directed/requested.

  • To escort vendors within client space as requested or directed.

  • Comply with all written Hines national and regional policies.

  • Maintain documentation as required by supervisor and client.

  • Support client programs, including the management, delivery and installation of related equipment. Examples include client’s maternity amenities program and ergonomics program.

  • Support client office hoteling program as requested or directed.

  • To maintain the client premises to the standard and aesthetic set by client’s Real Estate & Workplace Services department.

  • Identify opportunities for improvement to elevate the space and increase efficiency.

  • To participate in the onsite emergency evacuation team as directed by onsite client management.

Facilities Management

  • Completion of client requests and address complaints provided directly, through onsite teams, and through the work order ticket system. To relay non-facilities requests and complaints to the correct team.
    Support onsite client management team in the execution of moves; including, but not limited to, conducting small moves, directing movers, assembly and relocation of furniture, distribution of packets, and other tasks.  
  • Assists in the oversight of onsite furniture, including receiving and installing new furniture, removal of furniture, furniture repairs, and management of furniture keys.
  • To complete minor furniture repairs as needed. To complete furniture maintenance on a regular basis (e.g. polishing/waxing conference tables)
  • Maintains the integrity of all client premises, including offices, conference center, support areas, storage spaces and common areas. This includes the completion of minor repairs, maintenance tasks, regular inspection walks, and identifying areas for correction and improvement.
  • Works in conjunction with onsite support teams to set up workspaces for new occupants and transition workspaces between assigned and hoteling. To utilize any task lists or checklists provided.
  • To hang items as requested (e.g. framed pictures, white boards, bulletin boards).
  • Support client in monitoring vendor performance, including janitorial services.
  • Provide support for client equipment and appliances as directed.
  • If applicable, manage onsite lockers including assignment.
  • Carry out other duties as assigned by the Facilities Services Manager or onsite client management.

Qualifications

Minimum Requirements include: 

 

  • High school diploma or equivalent from an accredited institution
  • Two or more years of facilities or equivalent
  • Reads manuals, magazines, newspapers, safety rules, drawings, diagrams and instructions in the use and maintenance of tools and equipment.
  • Demonstrates sound judgment and ability to make independent decisions in routine situations. Including identifying situations requiring escalation.
  • Ability to manage and prioritize multiple tasks while meeting deadlines.
  • Demonstrate strong attention to detail and be well organized.
  • Communicates essential information needed for decision making.
  • Maintains a calm demeanor in emergency situations.
  • Demonstrate strong initiative and customer service orientation.
  • Compose various correspondence, documents and reports using proper format, punctuation, grammar, diction and style.
  • Interprets a variety of instruction furnished in written, diagrammatic, oral, or schedule form.
  • Communicate effectively both verbally and written.
  • Uses proper English when interacting with client and team.
  • Basic computer skills, including using Microsoft Outlook and other required software as directed.
  • Maintain strict confidentiality.
  • Ability to work in a team environment.
  • Visually inspects the building, furniture and equipment.
  • Climb up and down stairs as part of emergency procedure, practice and/or implementation.
  • Use olfactory, auditory and visual senses to detect emergency alarms.
  • Ability to lift up to 50lbs.
  • Work on your feet approximately 90% of the time and behind a desk 10% of the time.
  • Operate personal computer and other office equipment.
  • Work overtime as business needs deem appropriate.
  • Compensation: $70,000 - $80,000
