In this role, which is part of the Americas Management Services Sourcing Platform Team, the Sourcing Manager will primarily support the development and expansion of our strategic and national vendor partnerships. The position contributes to the success of the Sourcing Platform by negotiating contracts that support company goals, deliver value and reduce our operating expenses. Near term, the position will also support efforts to expand use of our Source-to-Pay tool and assist with completing implementation of our new supplier screening and risk management program.
Note: This is an individual contributor role, with no direct reports.
Lead development and expansion of our Strategic and National Partner (S&NP) programs, including:
Reviewing spend data and performance input to vet existing vendors for participation in the programs
Doing market research and meeting with prospective vendors, including emerging industry leaders, to identify new candidates for the programs
Negotiating and executing contracts with vendors selected for either program and any identified as a result of a group (national or regional) RFP led by other members of the team that ensure quality of service, lower operating costs and provide other benefits to our commercial property (PM), facility (FM) and multi-family (MF) management teams
Assisting PM, FM and MF teams with completing subscriber joinders, property or account specific contracts and/or sub-account set up with vendors in the program
Assisting with resolution of any serious issues arising related to vendors in the program
Growing Hines’ business with vendors in the program to maximize savings opportunities and ensure we achieve full value associated with volume based benefits
Provide sourcing/procurement support and services in other areas, including:
Tracking and reporting savings for all completed agreements and initiatives
Guiding and advising management services personnel on procurement policies, procedures, opportunities and best practices
Assisting with remediation of any serious issues or risks arising with critical service vendors not in the S&NP program.
Creating and adding new content, including training materials, tools and templates, to the platform team’s document and resource library
Assisting with third-party pricing validation and other sourcing/procurement support needs associated with PM or FM business development efforts
Minimum Requirements include:
Three or more years of experience managing and/or negotiating contract terms, conditions, scope and pricing for complex services such as janitorial, landscaping, HVAC, elevator, security, FLS or electrical maintenance/repair
Experience managing multiple sourcing/procurement projects or tasks simultaneously
Experience identifying and proactively remediating supplier risks and issues
Prior experience with Coupa Source to Pay and/or GRMS/Veritas (Risk Management vendor & tool)
In-depth knowledge of financial terms and principles, including the ability to effectively analyze complex reports and data to accurately compare costs, identify savings opportunities and spend anomalies
Knowledge of contract law and ability to independently negotiate common terms and conditions
Excellent written and verbal communication skills
Self-motivated with excellent organizational skills and ability to perform duties on schedule with minimal supervision
Ability to manage sensitive and confidential information appropriately and with a high level of discretion
Travel, as needed, 5-10% (typically not more than once per quarter)
Work indoors approximately 90% of the time and outdoors 10% of the time
Flexible work hours due to servicing internal customers and suppliers spanning multiple US time zones. More than 40 hour work weeks will occasionally be necessary to support business needs.
