Responsibilities

The Program Manager is responsible for overseeing all aspects of loading dock operations within a high-volume, Class A office building. This includes managing deliveries, vendor coordination, safety compliance, scheduling, and staff supervision. The role ensures seamless logistics that support building operations, tenant satisfaction, and security protocols. Responsibilities include, but are not limited to: 

 

  • Manage daily dock operations including scheduling, unloading, staging, and delivery of goods.
  • Enforce compliance with building policies, safety protocols, and fire safety procedures.
  • Coordinate with vendors, contractors, and internal departments to ensure timely and efficient deliveries.
  • Monitor and reduce vehicle dwell times to increase bay availability and throughput.
  • Ensure loading dock and truck freights appear clean and organized at all times.
  • Supervise dock personnel including dockmasters, porters, and security liaisons.
  • Develop and maintain staffing schedules to support 24/5 or 24/7 operations.
  • Provide training on safety, equipment use, and customer service.
  • Develop and train assistant mangers and shift managers to ensure seamless operation through breaks, lunch hours and PTO/sick time.
  • Utilize scheduling software (e.g., SV3 or Voyage Control) to manage vendor appointments, track deliveries, and generate performance reports.
  • Ensure 100% compliance with scheduled delivery windows (e.g., 30-minute slots).
  • Oversee implementation of technology enhancements such as truck turntables, scanning equipment, and vendor portals.
  • Partner with building security to support screening of all incoming deliveries, including K9 inspections and parcel scanning.
  • Maintain accurate logs of all deliveries and incidents.
  • Ensure all contractors and vendors display proper identification and follow access protocols.
  • Ensure safe handling and proper disposal of hazardous materials.
  • Partners with cross-functional partners such a security or culinary operations to ensure clear and effective communication.
  • Participate in simulations and pilot programs to optimize dock operations and staffing models.
  • Analyze delivery data to forecast volume and adjust operations accordingly.

Qualifications

Minimum Requirements include: 

 

  • Ten or more years of experience in logistics, facilities, or dock operations management.
  • Strong leadership and organizational skills.
  • Proficiency in scheduling and logistics software.
  • Excellent communication and problem-solving abilities.
  • Familiarity with union labor environments and vendor management.
  • Ability to work flexible hours, including early mornings, evenings, and weekends as needed.
  • Experience in high-rise or Class A commercial office buildings.
  • Background in security coordination or emergency response.
  • Knowledge of freight elevator operations and truck maneuvering logistics.
  • Compensation: $118,500 - $148,000
