Responsibilities

The Manager, Security & Life Safety is responsible for leadership and management of the functional, technical and applied security and life safety program at the property. The Manager of Security and Life Safety guides the development and execution of strategic property security and life safety initiatives and ensures the property security and life safety team executes on the company vision. Reporting to the General Manager, this position is ultimately responsible for the effective and efficient execution of all operational aspects of the Security and Life Safety Department. The Manager for Security and Life Safety will coordinate a variety of activities that align within the disciplines of physical and cyber security, and with regard to occupational health and fire safety. A significant responsibility of this role is the implementation, upkeep and testing of emergency response plans to ensure the property is adequately prepared to deal with a wide range of potential risk events.

 

  • Provide subject matter expertise on security and life safety operations and technologies
  • Holds the key responsibilities and accountabilities at the property for the complex of regulatory and practical elements of the occupational health & safety, fire safety, and general life safety requirements.
  • The position is responsible for bringing together and leading across the variety of functional roles at the property, including Security, Operations, Property Management and otherwise, where the collective effort is required to fulfill the regulatory requirements for health and safety, fire systems and general life safety
  • With respect to corporate governance requirements on health & safety, fire safety and life safety compliance, this position reports performance to the corporate head office for quarterly reporting purposes.
  • The established authority at the property on issues relating to security and life safety to both internal stakeholders and clients, including but not limited to: threat and risk assessments; security and life safety business practices and business models; business case proposals and recommendations; financial accountability, and performance standards
  • Stimulates continual improvement practices (long and short-term outlooks) in operational practices and innovation around the use of technology, catering to a combination of high risk and sophisticated tenant requirements.
  • Assist in the preparation and approval of annual Life Safety and Security departmental Budgets and reconciliation of same;
  • Ensures annual expenditures align with company security operating strategies, business models and technology standards and principles prior to review and approval of security technology business cases for final sign-off by the General Manager
  • The position is responsible to remain abreast of emerging societal and industry trends and ensure the property security and life safety program is equipped to address evolving security risks and life safety needs. From a planning perspective, the Manager, Security & Life Safety will focus attention on maintaining company standards and industry best practices in the areas of Emergency Management, Operating Procedures, Capital and Operational Budgeting and other relevant Security and Life Safety Department functions
  • The Manager, Security & Life Safety will establish and maintain key contacts with internal, tenant, public authority, supplier, and security industry stakeholders, including local police, fire and emergency medical services representatives
  • Develop and implement policies and procedures relating to security operations, security guard behaviors and other matters critical to the safe and secure management of the property
  • Project leadership and scope-approval authority of security and life safety projects, including leadership and management of capital project efforts against business plan timelines, expenditures, financial and ethical controls
  • At a property level, develop measures and oversee the delivery of efficiency and effectiveness in the design, purchasing, and implementation of security technologies, by ensuring through final business case approval that all installations comply with corporate standards, deliver on strategic business objectives, and are both resilient and reliable
  • Prepare projections, and costs for the property relating to physical security and security technology for annual operational expenditures and 10-year capital plans
  • Ongoing oversight to ensure all aspects of the security and life safety management program are assessed and updated regularly to remain current with Hines standards and industry best practice, and to continually achieve operational and fiscal efficiency
  • Oversee and execute the implementation of a security strategy to ensure a consistent level of service delivery and financial effectiveness
  • As part of a commitment to continual improvement, conduct reviews of internal property business processes in areas such as security operating practices e.g. use of force, emergency management, fire safety systems and procedures, health and safety and business continuity.
  • Is an effective leader behind the Hines brand owing to the impact of the property’s role and image within the community

Qualifications

Minimum Requirements include:

 

  • Community college diploma in a related discipline of Security and Life Safety, Risk Management or Criminology (or equivalent business management qualification)

  • Four-year undergraduate or college degree or post-graduate studies up to and including Master’s Degree a definite asset

  • Seven or more years working in a commercial real estate security and life safety environment, or equivalent – or equivalent work experience

  • Five or more years of security and life safety management experience, ideally at a series of properties of increasingly complex scope – or equivalent work experience

  • Professional security industry accreditation, including (CPP, ASP, PSP)

  • Exceptional written and verbal communication skills a pre-requisite

  • Ability to inter-relate with members of corporate and tenant senior management both internally and externally

  • Excellent public speaking and presentation skills in group settings

  • Exceptional problem solving, analytical and decision-making skills required

  • Strong organizational, prioritization and time management skills

  • Ability to delegate and follow up effectively

  • Tact and diplomacy in dealings at all levels of the organization

  • Team player

  • Flexible and adaptable in dealing with a diversity of situations and people

  • Exceptional reporting and business proposal writing skills

  • Ability to work in a challenging, fast-paced, multi-tasked environment

  • Typical office environment

  • Frequent use of keyboarding skills

  • Prolonged sitting at computer terminal

  • Willingness to work hours outside of the regular business routine

  • On call to respond as required to emergency incidents

  • Occasional traveling to conferences and/or meetings
