Responsibilities

As a Maintenance Technician with Hines, you play an essential role in maintaining occupier space. The Maintenance Technician is responsible for performing minor repairs and identifying any other repairs or improvements needed. You will promote a positive workplace experience through organizing common spaces, assisting with occupant moves and events, and provide additional support as necessary. Responsibilities include, but are not limited to: 

 

Facilities Requests

  • Perform day-to-day repairs, maintenance, and replacement of mechanical components including culinary equipment, beverage machines, and filter changes.
  • Respond to and resolve assigned work orders.
  • Estimate time and materials needed to complete repairs; Order necessary materials and supplies to complete all tasks.
  • Perform regular inspections to maintain serviceability and aesthetic integrity of conference facilities and equipment.
  • Maintain lighting systems throughout occupant space; Clean fixtures and replace bulbs and lamps.
  • Receive goods and equipment; Assist with supply distribution.
  • Move, reset, and/or relocating furniture and equipment.
  • Fabricate and install signage.
  • Assemble and install furniture, monitor arms, desks, pedestals, etc.; Perform minor repairs and tightening of fasteners or replace parts as necessary.
  • Coordinate disposal of damaged furniture or materials.
  • Communicate effectively with the facilities team regarding the status of work orders, risks, and additional repairs identified.
  • Update service requests when status updates and/or information from peers, landlords, and other vendor partners is received.
  • Respond quickly to emergency situations, soliciting additional assistance as necessary.

Compliance and risk management

  • Safely operate the facility and comply with all safety regulations and requirements.
  • Identify, assess, and mitigate safety hazards and risks.
  • Inspect newly installed items for compliance with building codes and safety regulations.

Vendor management

  • Escort service providers when conducting work on-site.

Knowledge management

  • Maintain accurate records and work logs using the identified system of records.
  • Maintain parts inventory, operating procedures, Methods of Procedures documentation, inspection logs, and preventive maintenance plans.

Qualifications

Minimum Requirements include: 

 

  • High school diploma or equivalent from an accredited institution.
  • Two or more years of professional experience required.
  • Proficiency in maintaining and repairing various types of machinery, tools, and equipment.
  • Assuring a safe environment for work.
  • Maintain a calm demeanor under pressure.
  • Interpersonal and communication skills.
  • Careful observation and meticulous work to ensure repairs are done correctly.
  • Ability to interpret technical instructions in mathematical or diagram form.
  • Capable of coordinating facility issues and responding from offsite via phone and email.
  • Basic knowledge of Microsoft Office and comfort using computerized work ticketing systems.
  • Commitment to hospitality, ensuring that all actions contribute to a positive customer experience.
  • EPA certification preferred.
  • Strict adherence to non-disclosure agreements and a high degree of confidentiality.
  • Ability to comply with client health and safety protocols.
  • Ability to manually lift 35 lbs.
  • Ability to climb up and down stairs, access restrictive openings, and perform emergency procedures.
  • Use olfactory, auditory, and visual senses to inspect buildings and detect emergency alarms.
  • Be flexible and available to support after-hours activities as required by the client.
  • Compensation: $61,800 - $77,300
