Responsibilities

As Managing Director – Product Development & Strategic Innovation, you will act as a strategic and entrepreneurial leader to advance product development and strategic innovation across the global investment management platform. You will help translate long-range horizon themes into investable products, driving thoughtful business expansion and innovation aligned with Hines’ platform strengths, investor preferences, and real estate megatrends. This role is ideal for a rising leader with a strong foundation in real estate, investment strategy, or platform development, who is motivated to build in a fast-paced, high-integrity environment.

 

Strategic Product Development

  • Build a systematic approach to identifying and evaluating “horizon” themes that could evolve into investment strategies or business lines.
  • Through the Strategy Led Investing Process, align with senior leadership—via the Global CIO—on prioritization of horizon ideas, ensuring focus on the most promising concepts while deferring or parking others based on strategic fit, platform readiness, and investor demand.
  • Collaborate early and often with Research, Communications/Thought Leadership, and senior leaders to shape product concepts that are intellectually grounded and strategically relevant.
  • Advance ideas from concept to proposal stage, incorporating investor lens, platform fit, and execution feasibility. Gather constituencies feedback in iterative process and facilitate buy-in on final concept ahead of proposal to Investment Review Group.

 

Product Design & Execution

  • For all emerging products that are prioritized for execution, develop and refine investment product proposals, including capitalization strategy, structure, economics, investment thesis, governance, and required capabilities.
  • Products may include follow-on funds to an existing series, sidecars, new tactical funds, including private wealth products and/or product wrappers, and separate managed accounts (SMAs)
  • Partner cross-functionally with legal, tax, operations, finance, fund management and capital raising to assess profitability, feasibility and implementation pathways.
  • Ensure all proposals are consistent with the firm’s fiduciary standards, brand, and long-term growth goals.

Platform Innovation

  • Support the disciplined evaluation of potential new platform plays (e.g., Sports Adjacent, Powered Land at Scale/Data Centers) with internal rigor and clear go/no-go decision-making criteria.
  • Recognize that platform creation is rare and exceptional and focus internal resources accordingly—with external consultants brought in only to provide capacity or accelerate specific analyses.
  • Act as a pacesetter and dot-connector across regional and local teams who are helping define objectives, source early-stage deals, and test the viability of nascent platform strategies.

 

Market Sensing & Strategic Insight

  • Monitor competitor offerings, capital market shifts, regulatory developments, and investor preferences to keep the firm’s strategy forward-leaning.
  • Help synthesize market insights into actionable recommendations for leadership and capital raising teams.

Qualifications

Minimum Requirements include: 

 

  • Bachelor’s degree from an accredited institution; MBA preferred.
  • Seven or mores years of experience in real estate investment, private equity, strategy consulting, or product development within a sophisticated asset management context.
  • Demonstrated ability to connect long-term market signals with actionable product strategies.
  • Experience collaborating with cross-functional teams to advance complex initiatives.
  • Familiarity with fund structures, GP/LP dynamics, and capital formation.
  • Entrepreneurial, thoughtful, and energized by complexity and ambiguity.
  • Ability to strike the appropriate balance between thinking and action; able to translate strategy into execution.
  • Comfortable working across silos and levels of hierarchy in a relationship-driven culture.
  • Collaborative and grounded in Hines’ values of integrity, innovation, and excellence.
  • Compensation: NYC: $260,000 - $370,000 + Bonus Incentives; Houston: $220,000 - $305,000 + Bonus Incentives; London: To be discussed
