As a General Property Manager with Hines, you will provide operational oversight of the property to meet the prescribed investment objectives while ensuring the delivery of top-tier hospitality experiences. You will be responsible for increasing the economic value of the property while guiding the asset to become one of the most experiential and influential in the market. The General Property Manager will lead the property management and operations team of the 370-acre site of over 1.6M SF of existing hangars and office space, support, customer relations and lease administration for a 50,000 person concert venue, administration of other site lease and license agreements, support for future state redevelopment and new development in concert with the Hines development and construction management team, leadership for the site leasing program in conjunction with ownership and any 3rd party leasing teams that are engaged, closely coordinate with and support ownership, support owner led site activations and events from property management perspective.
Hospitality / Leadership:
In accordance with the firm’s leadership principles — train, mentor, and continuously develop all property personnel in providing best-in-class hospitality experience.
Lead a cross-functional team, including third-party service providers, in the delivery of Hines’ Hospitality Standards.
Apply hospitality hiring practices to identify and hire hospitality-minded personnel and third-party service providers.
Support event programming coordination with a focus on creating and maintaining a community atmosphere.
Ensure property engagement and service offerings are aligned with Hines’ service level standards.
Foster connectivity and establish key relationships with ownership, internal stakeholders, community leaders, government officials (including police department), vendors, cultural/civic institutions, and the general public.
Establish vision and goals for department personnel including implementation of training and development programs.
Handle various Human Resource related responsibilities in conjunction with the Managing Direction and Human Resources.
Operations:
Manage operations in alignment with Hines' service level standards including but not limited to internal and external maintenance, security, parking, housekeeping functions, lands, hangars and adherence to budgetary standards.
Supervise the financial performance of the asset(s), ensuring timely rent collection, and identifying capital expenditure requirements, while maintaining full profit and loss (P&L) responsibility.
Draft the Annual Business Plan and Operating Budget for the property, and lead the presentation as required by both ownership and Hines.
Oversee the development, implementation, and maintenance of marketing and leasing strategies for both current and prospective tenants while collaborating with asset managers or owners to meet performance objectives. Lead the engagement and selection recommendation of a 3rd party broker if warranted.
Lead the lease administration and customer relations for all on-site agreements, including the 50,000-person concert venue hosting 15+ events per year.
Ensure property management and security operations are provided for all concert events, focusing on safety, security and community customer service.
Lead the on-site team in support of all ownership led activation and community engagement events, ensuring all property management responsibilities are addressed and optimal customer service is provided.
Provide support to development groups including the Hines internal development and construction management teams, owner relations, quality control during construction, program development, building start-up, etc., as the develop comprehensive plans and execute on the site redevelopment including new utilities, revamp of the existing hangars and buildings, and construction of new.
Act as the direct liaison between the Hines and owner development teams and property management teams to ensure and future development/redevelopment is compatible with future property management operations. Attend development/construction meetings to provide property management thought leadership and insight.
Prepare for, plan, and lead the future state operations as on-site developments are completed.
Negotiate contracts (including contract services, brokers, architects, engineers, and other outside consultants) and supervise all contractor services related to the physical operation of the property.
Display in-depth knowledge of mechanical systems and collaborate with Operations/Engineering as needed to ensure the buildings operations comply with established operating standards and local code.
Monitor all property management led construction for compliance per approved plans; ensure all required documentation is obtained in a timely manner.
Ensure the property is well-maintained and aesthetically pleasing.
Ensure compliance with all government, industry, regional and company required programs, objectives, and policies.
Ensure the site contracts, operations, staffing, etc. are planned and executed for all phases of construction.
Represent Hines in selected business, community, and industry organizations/groups.
Recommend legal action as may be required to protect and maintain the Project.
Direct all emergency procedures including but not limited to:
Establishing and executing emergency plans and practice drills
Monitoring emergency equipment
Leading and/or assisting with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent
Acting as fire/life safety director while assisting emergency authorities and response teams
Assume additional responsibilities as delegated by the Managing Director – Management Services.
