Responsibilities

Based in the Sydney office, Hines is seeking an Asset Manager to help drive performance across the Australian Real Estate portfolio. Reporting to the Director - Asset Manager, the Asset Manager will be responsible for identifying and implementing opportunities to create value and generate incremental returns across the Hines portfolio of Australian commercial real estate assets including retail, residential, industrial, and office. This role will include asset strategy, asset reporting and valuations, new leasing and renewals, tenant relations and co-ordination, leading capital expenditure projects, overseeing performance of property management teams and involvement in future sale and disposition strategies. This role will also be accountable for Asset Management administration across internal business.

 

  • Asset Management administration including financial analysis and reporting across various internal and external functions including quarterly performance templates, valuations and annual business planning.
  • Supervising performance of operations and property management team in meeting targets/budgets and compliance with the Property Management Agreement.
  • Prepare, implement, and monitor the annual property budgets for income, operating and capital expenditure.
  • Maintain, review, and refine asset management strategy, including tenancy information, lease expiry profile and rent reviews.
  • Implement annual asset management business plans and develop asset management strategies focusing on increasing value and returns.
  • Maintain effective communications with investors and / or fund team on individual assets, which includes periodic reporting requirements.
  • Working closely with the development team and/or external consultants to execute capital expenditure projects and refurbishments on existing assets.
  • Identify and implement value added opportunities for existing properties and preparation of business case supporting such opportunities.
  • Supervising and coordinating all aspects of the leasing process including HOA and Lease preparation and negotiation with tenant reps, leasing agents and tenants directly.
  • Manage invoice approvals in accordance with approved expenditure.
  • Assist in marketing strategy and implementation, including working with marketing agencies.
  • Coordinate and drive performance of asset valuations.
  • Support the acquisition team’s pursuit and operational transition of new investment opportunities.
  • Coordination and communication both up and down the organisation to maximize efficiencies and investment returns, including nurturing relationships with tenants/clients and internal stakeholders.

Qualifications

Minimum Requirements include:

 

  • Three or more years’ relevant experience, ideally working across Retail and or Residential Assets and previous experience as an analyst will be highly regarded.

  • Tertiary degree in either Property, Land Economics or equivalent property or valuation qualification would be favorable.

  • Strong understanding of cash flow analysis, valuation, and modelling tools.

  • Detailed understanding of accounting principles with particular reference to accrual accounting.

  • Sound knowledge of asset management, including a strategic overview and capacity to add value.

  • Excellent written and oral communication and presentation skills.

  • Sound negotiation and interpersonal skills.

  • Demonstrated customer service focus with proven ability to work in partnership with clients, establish relationships, anticipate client needs and ensure services meet client needs.
