Responsibilities

As an Operations Engineer with Hines, your duties will encompass operating, maintaining, troubleshooting, and repairing building equipment and systems. The engineering team is responsible for upholding health and safety standards and fostering a hospitable environment that reflects a dedication to responsible stewardship and well-being. Responsibilities include, but are not limited to:

 

  • Perform preventative maintenance work on mechanical, electrical, plumbing, and HVAC related equipment in alignment with Hines' service level standards.
  • Support the engineering team in delivering Hines' Hospitality Standards, ensuring a best-in-class, client-centric experience across the property.
  • Troubleshoot operations failures and re-establish building services under minimal supervision.
  • Supervise maintenance work as needed, in accordance with the firm’s leadership principles.
  • Identify, enforce, and assess safety hazards and risks.
  • Safely operate the facility in accordance with all applicable government and regulatory requirements.
  • Respond to tenant inquiries in a timely and professional manner.
  • Assist Building Management team with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
  • Maintain cleanliness of the equipment rooms, shop and property.
  • Perform other duties as assigned.

Qualifications

Minimum Requirements include:

 

  • High school diploma or equivalent from an accredited institution.
  • Two or more years of commercial HVAC or related experience.
  • Passion for maintaining health and safety standards while creating a hospitable and welcoming atmosphere.

  • High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.

  • Solution-oriented with strong analytical skills.

  • Maintain composure and professionalism at all times.

  • Exhibit leadership and mentorship abilities in guiding personnel under your supervision.

  • Understand and demonstrate strict adherence to performing all relevant safety policies, practices, and procedures of the company and of the assigned property.

  • Have thorough knowledge of building systems and their respective operating sequences, strategies, and best practices.

  • Proficient in computer skills to effectively administer and implement changing requirements within the engineering programs.

  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.

  • Read and use all types of testing equipment, analog/digital multi-meters, pressure/ temperature indicating and recording devices, air flow measuring and leak detection devices.

  • Demonstrate aptitude for mechanical systems, as well as computer-controlled equipment.

  • Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.).

  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

  • Ability to understand and communicate effectively in English, both verbally and written.

  • Ability to perform all work using the proper personal protective equipment (PPE).

  • If, upon hire to this position, an individual does not have the required licenses or permits the individual will obtain those permits or licenses within six months of the hire.
  • Work approximately 90% of the time indoors and 10% of the time outdoors.
  • Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+.
  • Work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions.
  • Must be able to move, lift, carry, push, pull, and place objects more than 25lbs. without assistance.
  • Use olfactory, auditory, and visual senses; specific vision abilities include close vision, distance vision, color vision and depth perception.
  • Must be able to stand for an extended period, at a minimum of 8 hours.
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
  • Work overtime as business needs deem appropriate
