Responsibilities

Hines Ireland and Hines UK function as one integrated platform across both jurisdictions. The platform encompasses commercial, PBSA (Purpose built Student Accommodation) and PRS (Private Rental Sector) assets across the UK and Ireland. The Asset Manager will serve as an owner representative and point of responsibility with respect to each asset for which they are tasked, and as such, will provide support on the asset management of existing and future properties with a focus on the commercial sector.


The primary responsibility of the candidate is to support the Asset Management of Liffey Valley Shopping Centre. The candidate will be based in Dublin. There may be a requirement to undertake business travel as the business requires as part of the role.

 

  • Provide support to the Hines team in delivery of asset management services to the asset owner (and lender where applicable) and Hines senior regional personnel.
  • Provide oversight for all aspects of the asset performance.
  • Assist with the development of short- and long-term strategies designed to maximize the value and tenant satisfaction of each asset.
    Monthly, quarterly and annual property reporting required by Owner, Lender and Region.
  • Intercept and address day-to-day and mid-level issues; and subsequently help address such issues.
  • Create annual property valuation analyses for each asset. As part of this process, perform market analysis and develop leasing objectives, operating and financial budgets, and operating/capital/redevelopment project plans.
  • Monitor property operating and financial performance to ensure established goals and objectives are being achieved. Discuss material variances with accounting functions; determine key drivers creating variances and appropriate corrective action to be taken to mitigate negative variances or changes in market conditions.
  • Assist with the management of the leasing activity of certain properties to include creating lease analyses, drafting proposals, negotiating economic/legal terms, and working closely with legal counsel in review of lease documents.
  • Prepare and review all applicable authorizations and lease documents prior to ownership approval and execution.
  • Assist with relationship management with the existing tenants and potential ones. Focus on client relationship management.
  • Review pricing for capital/tenant improvement projects and contracting ensuring that financial controls are in place during construction, including reserve draw procedures.
  • Understand the current value and projected future performance of each asset; assist with development of hold/sell recommendations in accordance with owner’s thesis for ownership.
  • Provide support for capital transactions, including refinancing and dispositions.
  • Work with Acquisitions and Development functions performing due diligence functions and integrating newly-acquired or developed properties into the portfolio.
  • Serve as a team member of various project teams as required to facilitate company needs.
  • Act as a team member with all Hines employees.
  • Comply with all Hines policies and procedures.

Qualifications

Minimum Requirements include: 

 

  • Degree in Estate Management, Property Economics or equivalent.
  • SCSI/RICS qualified.
  • Five or more years of experience in the commercial real estate industry, including at least three years of relevant asset or property management experience with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.
  • Ability to work independently and needs a minimum oversight.
  • Possess the highest degree of integrity.
  • Excellent verbal and written communications skills.
  • Excellent interpersonal skills.
  • Ability to think creatively and contribute to project success.
  • Ability to manage a variety of tasks within a tight time schedule.
  • Ability to analyze real estate from a strategic point of view.
  • Well organized with a strong attention to detail.
  • Proficiency with Excel, Word and PowerPoint.
