Responsibilities

As the Managing Director - Conceptual Construction with Hines, you are responsible for managing and acting as Owner’s representative for all activities associated with consultant selection and contract negotiations, site master-planning, design management, preliminary budgeting and scheduling, bid and award and construction contract negotiations. Responsibilities include but are not limited to:

 

  • Responsible for new business, development management and support of local, regional and country teams in new business activities.
  • Member of the Hines Conceptual Construction Group, which coordinates general preconstruction activities.  Responsible for selection and contract negotiations of consultants. Manages and architects/engineers work as to site master planning and design, budget and schedule, plus direct activities of architects/engineers.
  • Manages the preparation of cost estimates, budgets and budget updates, reviews design and working drawings.
  • Assists Hines local and regional design and construction management team as a resource during construction.
  • Assist in new business and marketing presentations to equity partners and clients.
  • Acts as a team member with all Hines staff.
  • Complies with all Hines policies and procedures.
  • Coordinates preconstruction activity with Hines development team.
  • Maintains a positive relationship with the owner, lender, city and state authorities and management group as applicable.
  • Ensures compliance with all applicable laws and codes, and Hines standards.
  • Assists in preparation and monitoring of the project budget plus capital improvement project projections.
  • Maintains ethical, professional, and courteous relations with contracts and subcontractors.
  • Interfaces with other members of Hines Conceptual Construction group.
  • Assists in drawing and specification reviews.
  • Interface with Hines colleagues on new technology initiatives on behalf of the Conceptual Construction Group and the firm more broadly.
  • Performs other duties as assigned by the Global Head of Conceptual Construction, Senior Managing Director of Conceptual Construction, or applicable market leads.

Qualifications

Minimum Requirements include:

 

  • Bachelor’s degree from an accredited institution.

  • Ten or more years in Construction with a specific focus on Data Center projects.  Powered shell and full data center build out experience is preferred.

  • Experience in commercial office, residential/living, commercial/office, industrial and/or tenant improvement projects preferred.

  • Ability to read and interpret detailed construction drawings and specifications plus communicate with the team of professionals.

  • Ability to determine time, place and sequence of operations or action to be taken on the basis of analysis of data.

  • Ability to mediate disputes and interpret the intent of the contract documents.

  • Maintains calm demeanor in tense or difficult situations.

  • Ability to apply principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.

  • Reads and interprets drawings, manuals, research/instructional reports, safety rules, and methods/procedures.

  • Advanced knowledge of Microsoft Office Word and Excel

  • Excellent communication skills, both verbal and written.

  • Excellent computer spreadsheet and word processing skills.

  • Excellent management skills.

  • Excellent presentation skills.

  • Ability to manage multiple simultaneous projects.

  • Ability to manage design teams and coordinate with Hines’ development teams.

  • Ability to present budgets, design alternatives, schedules, etc. to owners with credible backup and recommendations.

  • Ability to market Hines services to third party clients and tenants.

  • Ability to think creatively to produce innovative approaches during design and contract negotiations.

  • Ability to operate a computer, phone system and general office equipment.

  • Work over 40 hours per week as business needs deem appropriate.

  • Ability to travel extensively.
