Overview

HND is organised through its main departments, namely those responsible for Acquisitions, Management Services (Asset and Property Management), Development and Finance.

Responsibilities

The role will be part of the Management Services team, reporting into the Technical Manager and will take responsibility for the day-to-day property management of Hines’ Danish portfolio, acting as the link between Asset Management, tenants, external property/facility managers and technical/project teams.

 

Initially, the role will be very hands-on and directly manage the day-to-day operations of the properties. As Hines appoints an external property management partner, the role will transition towards owner-side oversight of the portfolio, managing the external provider and retaining responsibility for technical, operational and property management matters across the assets. Responsibilities include, but are not limited to:

 

  • To maintain Hines buildings to good standards, meeting statutory requirements, befitting the fund strategy; 
  • Executing Hines global ESG strategy;
  • Consumption data, energy follow-up and ESG reporting
  • Contributing to the technical business planning and execution of property management activities
  • To coordinate and run tender and approval processes (ATP’s);
  • To initiate and execute major works (i.e. CAPEX / ESG projects) in close consultation with Property and Asset management;
  • To have an understanding of technical responsibilities derived from (lease) law;
  • To coordinate tenant improvement and fit out projects, preventive and corrective maintenance;
  • To coordinate / execute the technical and utility related recoverable (service charge) costs;
  • To be the technical knowhow and sparring partner for asset, property and facility managers;
  • To have an understanding of actuals vs budget: preparing and following up OPEX, CAPEX, budgets, forecasts, invoices and maintenance plans together with Asset Management and Finance.
  • To contribute to presentations and recommendations to internal clients;
  • To safeguard that processes in-place are being adhered to;
  • To provide emergency support and crisis response as and when needed;
  • To directly manage the day-to-day property management of select Hines assets and oversee the external property manager for other assets;
  • To translate and execute asset strategies into effective day-to-day execution;
  • To monitor energy and utility performance, identify deviations and improvement opportunities, and coordinate energy efficiency initiatives;
  • To manage tenant relationships and coordinate day-to-day operational matters and property-related improvement works;
  • To monitor and follow-up on various ad-hoc actions and requests.

Qualifications

Minimum Requirements include:

 

  • Have a completed a bachelor or masters course;
  • Have a minimum of three to five years of relevant work experience;
  • Have a ‘client is customer’ attitude in external contacts, focused on tenant satisfaction;
  • Have a positive attitude, is communicative and fosters a good team spirit;
  • Be accurate and have a good eye for detail;
  • Be a critical thinker, with a problem solving mentality
  • Good knowledge of Microsoft Office, including Excel and Powerpoint;
  • Be fluent in Danish and strong English, both written and spoken;
  • Be ambitious and motivated to work hard in an international growing business.
  • Accountability: Holds self and others to high standards of performance, integrity, and service delivery.
