    Responsibilities

    As the Assistant Property Manager (Assistant Operations Manager) with Hines, you will assist with day-to-day site-wide operations management of the retail, common area and parking garage while emphasizing positive response to concerns of tenants and meet the investment objectives of the owner. Responsibilities include but are not limited to:

     

    • Support of day-to-day operations of common areas, parking garage and loading dock including
    • Primary oversight of day-to-day operations of exterior street/sidewalk maintenance and landscaping
    • Assist with service contract administration
    • Assist with the day-to-day operations of retail
    • Coordinate management response to tenant, resident and visitor concerns and requests
    • Assist with the development and of all annual budgets and annual plans
    • Assist with income and expense re-projections and reporting requirements including variances
    • Confirm contract requirements and supervise contractor and third-party services including security, housekeeping, garage management, etc.
    • Communicate with all uses any scheduled common area or parking garage maintenance
    • Assist with all emergency procedures including establishing plans and executing plans
    • Conduct visual inspections of the common areas, parking garage and loading dock
    • Assist with the training and development
    • Assist with accounts receivables and payable invoices, ensure invoice processing

    Qualifications

    Minimum Requirements include:

     

    • Bachelor's degree in business administration or related field from an accredited institution
    • Two or more years professional work experience, with supervisory experience strongly preferred
    • Retail or mixed-use property management experience preferred
    • P&L responsibility and budgetary experience
    • Strong initiative and customer service orientation
