As a Construction Manager – Land Development at Hines, you will act as the Owner’s Representative, manage all activities associated with the construction of land development projects, such as master-planned communities consisting of single-family homes, townhomes, infrastructure, common areas, and amenities / amenity centers. Depending on career progression and the needs of the office over time, there may be opportunity for involvement as well on the construction of base buildings and/or interior improvements plus miscellaneous capital projects. The core duties of a construction manager for Hines, for any of the market sectors, is adhering to the project schedule, budget, lender and/or ownership (partner) requirements, and managing Assistant Construction Managers and support personnel. Responsibilities include, but are not limited to:    - Coordinate and facilitate general construction activities. - Assist in preparation of project budget and schedule. - Participate in due diligence for project pursuits. - Key role with entitlements and permitting of projects, which will include developing relationships and maintaining a close interface with jurisdictional authorities, utility companies, and related parties. - Create and issue requests for proposals (RFPs) to architects, engineers, consultants, and contractors. - Assist in drawing and specification preparation as well as review pricing and consultant/construction contracts. - Manage and develop Assistant Construction Managers as needed. - Monitor and review contractors' work as it relates to budget, schedule, and owner’s program. - Direct activities of architects/engineers/other consultants. - Prepare construction updates for the development group and/or ownership. - Prepare and monitor cost estimates, budget updates, change order reports. - Review working drawings. - On-site expected to be 80% of the time, primarily for a project or projects in the DC-Maryland-Virginia area. - Ability to monitor field work, field progress, coordinating solutions with the parties involved. There will be extensive interface with geotechnical testing companies, surveyors, site contractors, landscapers, homebuilders, and other parties involved. - Administer change order procedures and contractor progress payments. - Maintain and monitor the progress of punch lists. - Manage the bond-release process with contractors, engineers, homebuilders, and jurisdictional authorities. - Control project documentation and historical data regarding construction. - Assist Owner planning, budget preparation, cost estimating, construction contracts and cost monitoring. - Encourage a safe working environment and reviews all required OSHA and Workers’ Compensation safety and accident reports with the General Contractor.

We are expanding our Project & Construction Management team. We are looking for a professional who can take on the role of Associate. The resource will start working alongside one or more senior figure, but the aim is to take on leadership and liability in order to manage projects independently. The candidate will work on residential, office, datacenter and urban regeneration projects - for this reason flexibility and curiosity are strongly required. Humility and optimism complete the list of required soft skills. An adequate qualification for the real estate sector will be positively evaluated, but it is not a restriction - work experience and excellent knowledge of the English language will have much more weight. Responsibilities include, but are not limited to:   - Provide Project Cost estimates; - Meet with Asset Manager along with Property Management and architect, when applicable, to review specific requirement of said project, i.e. tenant information, budget, confirm any field condition issues, scope of work and project schedule. - In coordination with Asset Manager, meet with tenant to review scope of work, tenant changes and cost impact, project schedule and tenant trades, if applicable. - Review the construction documents for completeness (i.e. field verification, conforms with the lease, sufficient for bidding).  - Create bid packages to include copies of plans, cover letters, and specs.  Send out plans for bidding. - Review and negotiate bids for scope, price and contractor capability. - File for and obtain all needed construction permits or use permits. - Provide value engineering on all construction projects.   - Award contracts. - Create and maintain schedule in coordination with tenant, Asset Manager, field personnel, and contractors. - Clarify contractors’ questions. - Review plans, contract obligations, scope of work, and schedule with the field personnel throughout the project. - Work with necessary trades, Asset Managers, Property a Management and architects and tenants to resolve all field conditions concerns and changes. - Provide a final inspection of the suite with the tenant, field personnel and property management. - Notify tenant of substantial completion date and lease commencement. - Keep Asset Managers informed as to any project cost overruns, scheduling issues. - Responsible for on-time and on-budget completion of all assigned projects. - Prepare job estimates and budgets for tenant build-out, capital items, construction, and design costs. - Assess project design and engineering for impacts to building operations, company sustainability goals, and project cost / schedule. - Establish qualifications, solicit bids / quotations and negotiate contracts with all 3rd party vendors including, architects / engineers, contractors, and development managers. - Review bids / quotations and make recommendations for project savings. - Provide technical assistance and budget review to the Asset Management Team regarding capital projects. - Review and approve all project invoices per all policies and procedures related to his scope of work; work with Accounting on all billing and invoicing matters - Report project status to stakeholders as required - Negotiate, along with Senior project management, with public administration for special agreement, recovery plan, building permit etc. In addition to this the Associate Project Manager could be involved in: - Support the Director to define project strategies and coordinate the development teams, designers and GCs; - Manage relations with public authorities for building permits as well as the tenants together with colleagues from the Asset Management team; - Coordinate the clerk of works and the GCs on site, ensuring the correct carrying out of construction activities according to the defined time schedule. - Evaluate potential real estate acquisitions, including physical inspections, capital improvement budgets, and document review under a technical point of view; - Negotiate and engage the services of consultants / engineers / vendors, as needed, for the analysis of potential acquisitions under a technical point of view.

As an Associate Director - MEP Electrical Services with Hines Conceptual Construction Group (CCG) for Europe, you will primarily be responsible for supporting and consulting Pan-European Hines development teams during project pre-development phases including project consultant selection, budgeting, project design and buy-out of the HV/MV electrical infrastructure, grid/building connected PV systems as well as both traditional and cutting edge LV systems including but not limited to, small power, lighting and controls, ICT, access controls, CCTV and building management and controls systems.    Additionally, you will contribute to the development, organization and training of the growing and evolving library of Pan-European CCG resources and standards such as Hines master MEP specifications, owner project requirements, design and development brief, embodied carbon guidelines and SMART buildings. Your specific responsibilities in these programs will be as directed by the MD MEP – Europe.   This position works closely with Hines Pan-European development and construction colleagues as well as their appointed design team in the design, cost management and programming from conception through the completion of the preconstruction phase.  As such, it is essential you possess the ability and the ambition to develop strong, trusting relationships with in-country Hines execution teams their selected consulting firms and contractors. Responsibilities include, but are not limited to:    - Your primary duty will be to provide in-house consultancy services across Europe advising local execution and design teams on best-in-class design and procurement strategies across all asset classes. - You will establish and maintain relationships with various Hines Central groups including ESG, NZ (Net Zero) Strategy team, Carbon team, Operations, Innovation, Business Technology, Central Engineering, Investment Management, Human Resources and Compliance among others. - Collaborate, support and lead various key strategic initiatives across the European platform such as ESG (Environmental, Social and Governance) strategies, embodied and operational carbon reduction strategies, SMART Building solutions and vetting new and emerging prop-tech. - Advise and support local execution teams with the production of RFP’s for MEP consultancy services and support in the onboarding of consultants including commercial and technical scope negotiations. - Lead various workshops with design and development teams through the owner project requirements, client brief process and monitor consultants for compliance with the agreed basis of design and technical standards. - Undertake technical reviews and lead workshops through all project design stages to ensure design consistency, technical correctness, and cost effectiveness.   - Review and evaluate engineering budgets and allowances associated with each project. - Participate in and advise Hines development teams on contractor/subcontractor tenders including bid meetings and recommendation papers - Maintain and develop new contacts and key relationships with major engineering consultants, manufacturers, and contractors. - Develop and maintain a repository of project experience and “MEP lessons learned”, and regularly present and share these with local development teams across Europe. - Monitor MEP engineering trends and Pan-European market conditions. - Assist Hines construction management as a resource during construction phases. - Significant travel is required to meet the needs of Hines Pan-European Projects across 13 Countries – up to 50% of your time. - Perform other duties as assigned by the Managing Director of Conceptual Construction.
